GAP Associates

One of only two parcels in this register with a dated allotment, and a reminder that a project investment figure is not a land price.

No paid placement · No developer money · Nothing for sale

The answer, first

M/s GAP Associates was awarded a plot in Dholera SIR through e-auction for a residential and commercial mixed use development. Its Letter of Award was issued on 14 November 2024, one of only two dated allotments in this whole register. The award involves a total investment of approximately Rs 2,000 crore, which is project investment and not the price of the land.

Reading note

Two numbers sit close together in this record and only one of them is a date you can rely on. The Letter of Award date, 14 November 2024, is stated plainly by the annual report. The Rs 2,000 crore is total project investment, which is what the developer says it intends to spend on the whole scheme, and it is not the price paid for the land. This register carries an explicit warning field against that figure for exactly that reason. What is missing is the plot: no area, no plot number and no survey number appears, so an e-auction award that is precisely dated is otherwise almost undescribed.

No other parcel record in this register comes from that page.

What is not recorded here

6 of the 21 fields are empty on this record, and they are named rather than hidden, because on a parcel register the empty fields are the finding: parcel_area, area_unit, parcel_area_verbatim, lease_period, consideration_if_stated, notes. What each field would have held is set out in the field dictionary on the dataset page.

What would change this record

The plot area, the plot number and the lease execution date, none of which the annual report states. Any of them would move this record from a dated award into a fully described parcel, and an area would place it in the area ranking.
