DSIRDA equity land

The largest land movement on the register, and the one place where the same annual report states the same land in two different units.

No paid placement · No developer money · Nothing for sale

The answer, first

The largest land movement in this register is not a company allotment at all. DSIRDA brought in its contribution to DICDL’s equity share capital by allotting 4,830.83 hectares of land in Dholera Special Investment Region, unchanged from the previous year, per the audited note for the year ended 31 March 2025.

Reading note

One report, one parcel, two units. The audited note states 4830.83 hectare and the Board’s Report describes what it calls the same transfer as 48.31 sq. km valued at Rs 2,898.50 crore. This register carries both strings as printed and performs no conversion between them, because reconciling a source against itself is editing, not recording. Note also what this transfer is: land moving from the regional authority to the development company as equity share capital, not land moving to an industrial occupier. It is the largest number in the register and the least like an allotment.

This page of the source carries 1 other parcel record as well: DICDL Activation Area holding.

What is not recorded here

6 of the 21 fields are empty on this record, and they are named rather than hidden, because on a parcel register the empty fields are the finding: allotment_date, lease_period, allotment_date_basis, stated_project_investment, consideration_note, intended_use. What each field would have held is set out in the field dictionary on the dataset page.

What would change this record

A restatement in the next audited accounts, or a reconciliation of the two units the same report uses for the same land. Until one arrives, both the 4830.83 hectare figure and the 48.31 sq. km figure stand as printed, and this register performs no conversion between them.
